QLD: 10 days after receiving bond; VIC: 14 days; WA: 14 days; SA: 14 days (2 weeks). NSW: no fixed statutory day count but lodgement is required before tenancy ends.
How to apply
- Landlord or property manager collects the rental bond from the tenant at the start of the tenancy.
- Within the statutory lodgement period (QLD: 10 days; NSW: no set period but promptly; VIC: 14 days; WA: 14 days; SA: 2 weeks) the landlord initiates a bond lodgement through the relevant state online portal or paper form.
- Landlord or property manager logs into the state portal (QLD: RTA Web Services; NSW: Rental Bonds Online; VIC: rentalbonds.vic.gov.au; WA: BondsOnline; SA: Residential Bonds Online at portal.cbs.sa.gov.au) and enters tenancy details, bond amount, and tenant contact details.
- Tenant receives an email notification to review and confirm the lodgement details (VIC, NSW) or the RTA/authority acknowledges lodgement directly (QLD).
- Bond payment is submitted to the authority via credit/debit card, BPAY, cheque (where permitted), or direct debit.
- The bond authority issues an acknowledgement or receipt with a bond reference number to all parties.
- Landlord provides tenant with a copy of the lodgement receipt; both parties retain the bond number for future bond refund claims.
