Deadline
Completed at or around the end of tenancy / final inspection. Landlord must return signed copy to tenant within 3 business days (QLD) or 10 days (VIC) of tenancy ending.
How to apply
- Tenant cleans the property and makes any necessary repairs prior to the final inspection.
- Landlord or agent completes the Exit Condition Report at the time of the final inspection, ideally with the tenant present (tenant must be given a reasonable opportunity to attend).
- Both parties note the condition of each room, fixture, and fitting alongside a copy of the Entry Condition Report for direct comparison.
- Meter readings (electricity, gas, water) are recorded on the exit report to match against the entry readings.
- Landlord or agent signs the form and provides a signed copy to the tenant within the statutory timeframe (QLD: 3 business days; VIC: 10 days of tenancy ending).
- If there is no dispute, the bond refund claim proceeds through the relevant bond authority (RTA/RTBA/NSW Fair Trading RBO etc.).
- If there is a dispute about damage, the Exit Condition Report (compared with the Entry Condition Report) is the primary evidence submitted to the relevant tribunal (e.g. QCAT, VCAT, NCAT).
