Family Home Guarantee Application
Allows eligible single parents or single legal guardians of at least one dependent child to purchase a home with a minimum 2% deposit without paying Lenders Mortgage Insurance (LMI), backed by a Housing Australia guarantee of up to 18% of the property value.

How to apply
- Check eligibility: you must be an Australian citizen or permanent resident aged 18+, be single (no spouse or de facto partner), be the natural, adoptive, or legal guardian of at least one dependent child, and intend to owner-occupy the property
- Save a minimum 2% deposit of the property purchase price
- Check the property price cap for your location at housingaustralia.gov.au — caps vary by state and region (e.g., Sydney cap raised to $1.5 million from October 2025); there is no income cap from October 2025
- Use the eligibility checker tool at firsthomebuyers.gov.au to confirm your situation
- Select a participating lender from the list of 30+ authorised lenders on the Housing Australia website (you cannot apply directly to Housing Australia)
- Apply for a home loan with your chosen participating lender and inform them you wish to apply under the Family Home Guarantee
- The lender assesses your eligibility and submits an application to Housing Australia on your behalf
- Upon approval, receive your guarantee and proceed with property purchase and settlement; you must continue to live in the property as owner-occupier to maintain the guarantee
