How to apply
- Attempt self-resolution first — use the BCCM self-resolution forms (Form 36, 37a, or 37b released November 2025) to document the issue and attempt informal resolution with the body corporate or committee.
- If self-resolution fails, decide whether to apply for conciliation (Form 22 — suitable for most disputes about levies, by-laws, common property, and committee decisions) or adjudication (Form 15 — suitable where a formal binding order is needed).
- Download the relevant form and guide from the Queensland Publications portal: search 'BCCM Form 22' for conciliation or 'BCCM Form 15' for adjudication at publications.qld.gov.au.
- Read the Commissioner's practice directions before completing your form — these are mandatory and available at qld.gov.au/law/housing-and-neighbours/body-corporate/disputes/dispute-services/practice-directions.
- Complete the form in full, attaching all supporting documents including relevant correspondence, meeting minutes, levy notices, or by-law provisions.
- Pay the application fee: $114.10 for a conciliation application, $114.10 for adjudication (final order only), or $239.80 for adjudication seeking both interim and final orders (fees effective 1 July 2025). A fee waiver form is available if you cannot afford this.
- Lodge your completed form by post to GPO Box 1049, Brisbane QLD 4001, or follow the contact method specified in Practice Direction 11 for electronic submission.
- Attend the conciliation conference or respond to the adjudicator's information requests as directed — the adjudicator may make a binding order without a hearing if documents are sufficient.
